DAMAGE AND DESTRUCTION OF LEASED PROPERTY. If the Leased Property shall be so damaged by fire, lightning, tornado or similar catastrophe so as to render the Leased Property untenantable or unusable to the Tenant in whole or in part and the damage is so great that the Leased Property cannot be rebuilt within ninety (90) days, then Tenant, at its option, may terminate this Lease, and Tenant shall pay rent only up to the time the Leased Property became untenantable or unusable, and shall then surrender the Leased Property to Landlord. If the Leased Property can be made tenantable for Tenant within ninety (90) days, Landlord shall proceed to do so, and Tenant's rent and all other obligations due Landlord hereunder shall xxxxx during the period the Leased Property are untenantable or unusable.
